| Abstract: | Cílem mojí bakalářské práce je seznámit čtenáře s problematikou financování nemovitosti k bydlení. Každý člověk řeší bydlení, ať už pro sebe nebo své děti a proto toto téma je nejen zajímavé obsahově, ale také poučné. Podíváme se na začátek úvěrů na bydlení, tak i na dobu jejich rozkvetu, až po krizi, které je nedílnou součástí vývoje. Řekneme si, kde vznikla a jaké dopady měla na hypoteční svět tak i jak poznamenala Českou republiku. Přečteme si, jak jsme krizi čelili a co všechno se od té doby změnilo. Analyzujeme si aktuální situaci na hypotečním trhu, jak z pohledu tuzemského, tak i konkrétního podniku. A k uzavření práce patří pohled do budoucnosti a zamyšlení se nad tím, co můžeme a nemůžeme v oblasti hypotečních úvěrů a úvěrů ze stavebního spoření čekat. |
| Abstract in different language: | The objective of my bachelor thesis is to review and introduce the topic of residential real estate financing. The problematic of housing is related to everyone, therefore this topic is not only interesting, but also it may be edifying. This thesis introduces the history of real estate credits ranging from their early evolution, over the period of massive boom, up to the crisis. The topic of crisis is furthermore discussed in this work; mainly its cause and effect on the financial world, and its specificity for the Czech Republic. Also, the defensive instruments and efforts against the crisis and thein contribution to implementation of changes are mentioned. The next part of this work is dedicated to the analysis of the actual real estate credit market situation. The final evaluation and possible prediction of the future development within the mentioned topics conclude this thesis. |
